Who's doing stuff in Nashville?

Question

I was in Nashville a couple of weeks ago and it sure looked like opportunity.  Would love to connect with anyone doing work up there.  Wholesaler/agent/contractor, etc. and get a little education about the market.  Is there a REIA someone could tell me about?

As others have mentioned, Nashville is competitive, especially if you don't have a focus area.  If you know exactly what type of neighborhood, house and seller type you are after, then you can develop a niche and zone in on your target.  I'm a member at REIN and find it useful for meeting new folks and hearing from local investors.

I'm not very sensitive to price, other than I don't like to mess with stuff under $100k, just value.  I've got virtually unlimited access to capital, the numbers just have to work.  I was looking at downtown primarily.  It was a short visit, but it seemed to be bustling with obvious growth and a shortage of hotel rooms.  Good indicators, I'd be interested to see the demographic trends, especially job growth.   I'm mostly flips right now, but would pick up some rentals if they made sense and I had a good PM in place.  I saw lots of older homes in the area I was in and it was close enough in there was new construction and such where I was.  Reminded me of what we're doing in Charlotte.  The inflation is a good thing for RE, TN is underpriced in relation to the rest of the country so I'd expect the trend to be up for the long term.

If anybody has something they want to wholesale, let me know, I'm looking for stuff to buy.  I'd JV with someone and bring all the money if they have a construction background and will run the rehab.

@Darrell Shepherd I disagree with everyone who says focus on the outlining areas. You can find deals anywhere in Nashville right now. The inner core has fantastic opportunities right now. You might have to get creative: owner financing, air bnb, new build and rent, but the deals are still there. It's only competitive if you have no follow up system and your using a real estate agent. The MLS is dry right now. Find the deals elsewhere

There are two main groups that meet:

REIN: $149/yr

REIA: $99/yr

I'm a member of both - the info and connections are great. If I was in your shoes I'd connect with some investor friendly agents like @Aaron Anderson and property managers like @Matt Leavell on BP before dropping cash on any meetup groups. The info you'll find on here about Nashville will be similar to the rhetoric you'll hear in any reia.

What @Aaron Anderson said. It's very competitive. The outlying cities have better (lower) prices than Nashville and the immediate suburbs.

Yes there is a REIA. I think it was $145/year last I checked for individuals. It could have changed.

Hey Darrell, I'm an agent in the area and I can confirm there are opportunities.  Depending on which part of Nashville you go, there is stuff in all price ranges, but for the most part everything seems to be hyper-inflated in my opinion.  It seems right now to be best to start in an outlier like Mount Juliet or Mufreesboro, but that all depends on your price range.  Ill shoot you a PM with my contact info.
