Section 8 Tenant Agreement Question

Hello,

I am in current talks to buy a 4-unit rental house that has all section 8 tenants in each unit.  I would like to have 2 of the units vacated before taking ownership, and the other 2 vacated 30-days after acquiring the property for rehabbing.  The seller is questioning me if I know if it is legal to give section 8 tenants a 30 day notice to move when selling the property?  I think they have long term leases?
