Finding Direct mail list to find a deal on multifamily Denver

Hey guys , considering moving to kansas city to start investing in multifamily, Living in denver, co right now and would really like to be able to stay here and invest. The price for multifamily homes on the market are just incredible and was looking to find list of people whom might be motivated sellers. 

I would like to market to people out of state, divorce, bankruptcy whatever to try to find a deal here and remain in colorado. 

Does anyone have an opinion on that? Would anyone know of places to find these lists of owners I might be able to get a deal? Is this a good strategy? What should I do to remain here in colorado but acquire a cash flowing multifamily?
