Hey guys , considering moving to kansas city to start investing in multifamily, Living in denver, co right now and would really like to be able to stay here and invest. The price for multifamily homes on the market are just incredible and was looking to find list of people whom might be motivated sellers. 

I would like to market to people out of state, divorce, bankruptcy whatever to try to find a deal here and remain in colorado. 

Does anyone have an opinion on that? Would anyone know of places to find these lists of owners I might be able to get a deal? Is this a good strategy? What should I do to remain here in colorado but acquire a cash flowing multifamily?

I was thinking more along the lines of people whom have filed evictions and have a certain amount of equity in the property. Also foreclosures with something that could filter a few things like equity and agents notes. anything like that people are using?

Hey , everyone really appreciate you stopping to read my very basic question. I am currently looking to buy in the colorado area and studying to become licensed. I am currently looking for websites or databases for data on properties to run the numbers for the experience. what are the best ones until i am licensed and have access to much better data. I am looking mainly for a 3-4 plex. I don't want to just go buy off the market , I have been driving around finding properties that fit  or look distressed in hopes of finding one a more creative way. hope that made sense. any advice is welcome. Thanks so much.

Aren't many qualifications... Just need something that has positive cash flow and will allow me to move to another property in a year or two. It would be my first property.

Hello , Considering Investing in Denver, Houston, or Kansas City. Just Wanted to see If anyone had any insight as to what area would be best for buying a duplex-4plex for live in buy and hold. I would have the intention of living in a unit for a year or so until saving up for a bigger better place to live in while leaving the last place for rental income. What markets are the best for buy and hold? or maybe lower cost to buy with similar rental rates? Anything helps....thanks!
