Hi everyone, I very excited about this opportunity to invest. A few questions? How do I start and I start witout any money. I've been reading up on "subject to". So is that an avenue I can take? Comments, advice would be money in the at this point.

subject-to's are a good place to start. Also look into "sandwhich lease option" and Owner Financing. This deals will help you get your foot in the door without spending a dime of your own money.

You still need some money to pay for the attorney's fees, appraisals, inspections, insurance, and other closing costs. Not much, but you do need some. 

The best way to start without money is wholesaling. You're gonna have to hustle more than other investors too.

The Reality is that Real Estate Investing is not as simple, quick, and easy as people make it seem and certainly with "no money down"

If you do some Thorough research, even just here on BP about the topics you inquired, you will find tons of helpful posts and give you things to consider before you get yourself into trouble.

Subject-To, Sandwich Lease Options, Wholesaling, BRRRR, etc, etc, all Sounds like miracle solutions, but the Devil is in the Details.

Yes, especially in smaller areas or if you randomly get really luck to stumble into the perfect deal, you absolutely CAN get Great Deals with no money down, or at least no money of your own down, but there is a lot more to it than that.....

So if you truly want a no money down strategy you should look into wholesaling or seller carry/seller financed options until you gain some funds for yourself, but even these strategies will still cost you time and money to do it right.  Or go get your real estate agent license.
