Starting to get my team setup of buyers, closing attorney, and real estate agent. My question is how or what do I compensate my real estate agent with if she is able to refer me to properties. Should I offer a percentage of the profit or give her a referral fee for the home?

What do you guys prefer? I have buyers now in my funnel and a potential closing attorney that was refered to me. But I would like some of you guys perspective on the subject.

I guess it all depends on preference. WIX is kind of the newbie but it's just as good. But WordPress has been in the game longer. From me I can do a lot more SEO with WordPress. WordPress has more sites design in my opinion but I could be wrong.

You can try reaching out to For Sale By Owners and For Rent By Owners marketed online to see if you can secure a deal that way. I actually got my first deal from a FSBO my virtual assistant contacted on Zillow.
The idea of bandit signs that @Jose Flores suggested can work too although I've done bandit signs to market for sellers (usually in weekend campaigns for a variety reasons) and only get a handful of calls.
Lastly, since you're likely already driving around a bit in your day job, driving for dollars in the neighborhoods you patrol might not be a bad idea. Basically write down the addresses of any seemingly vacant properties, find the owner's mailing address and either handwrite them a letter or send them a postcard letting them know you're interested in the property. You can usually find the mailing address looking on the tax assessor's website.
