Not sure where to post but can realtors do a simultanious close

Ive contracted to buy home for 137k. Seller wants out. Can re sell for 168k. No repairs needed. I have possession basically on contract to include "and or assigns" if needed to wholesale. Question is, can a realtor purchase low, resell higher, never taking title? Close on purchase at 11am then close to Purchaser at 1pm. Wondering if conflict of interest as a broker or not. Im in Texas. Curious.

Geese, if you're actually a broker you should know the answer, how to do it, and the the proper disclosures to use.  BTW, the "and or assigns" is amateur bush league.
