East Orange NJ house hack

Thinking about moving to East Orange NJ to house hack. I would be closer to the Irvington and Newark border in this area. Does anyone have any opinions on this area of NJ?

I found many nice areas in East Orange. Irvington is considered rougher and newark varies. The areas are definitelly going through a transition with all the building and things going on in the areas now
