Accurate Appraisal Values

Hi everyone,

What is the best way to get the most accurate Appraisal Value of a SFR, Condo or Residential Multifamily property?

Would going online to your county's Property Tax Records be a good method? Looking up what the Tax Assessed values were for past years? Are those appraisals of the property?

My reason is I want to do the BRRRR strategy and a big part of that is knowing what the property will general appraise for when I want to do a Cash-Out Refinance.
