Are also good websites to look at. In general I would look at your property and try to find others like it in your area.
For example, 2/2; 1100 sq. Feet; washer dryer in unit. Search for properties like that in the area and see how much people are asking; which ones sit on the market for longer, which listings get rented out faster and why.

Do multi family property loans of under 20% have PMI?
If so how is it calculated?
Based on the performance of the asset, is it reasonable to say that if the numbers work I can find a lender that will do 90% LTV? (10% down)

Rich dad says to first build your portfolio and then buy your personal residence. Maybe just to cover your mortgage payment at first..
But this is a personal decision for anyone.
I would go the 4 plex route someone mentioned earlier. FHA loan, live in 1 and rent out the other 3. When you're done with your 1 year requirement out someone else in there, refi and find your house.
