Trouble finding deals

Hi all, I'm in the Philadelphia market and am having a hard time finding deals for 70% ARV. Any advice on software/apps or other services I should be using? And neighborhoods I should be looking in? Happy hunting, Gerry

Look at the neighborhoods where a lot of flips are happening and see what flippers are paying for the properties and what they are selling them for. That will give you a much better view of what's realistic than some formula will.
