Chicago west side market

How's it going. Does anyone have any familiarity with the west side of chicago? What areas are good for flips? What areas are good for rentals?also on average how are the property taxes? IL property taxes can make so many deals go sour.

     Technically Chicago West Side includes:

    • Humboldt Park- There are sections of Humboldt Park that are great because of overflow of opportunity from Logan Square.  Our bet is eventually the whole area will change. 
    • West Town- Hugely competitive if you want to flip.  You can only cash flow if you pick up a large multifamily.
    • Austin- There are opportunities (we just picked one up) but it's a block by block thing.  The closer you are to Oak Park the better
    • West & East Garfield- Block by block evaluation for holding or flipping
    • Near West Side- Off the Chart competitive but Little Italy is a good target for deals
    • North & South Lawndale- We like Little Village
    • Lower West Side- We like Pilsen for multifamily holds & the occasional SFR if you can find one.
