How many offers do you write in a Month/Year?

Question

I have heard of investors writing 400 offers in a year and only getting about 40 deals. How many offers do you write and what is your ratio?

For myself, I probably do 1 to 3 per year and get every property I write on typically. I simply dont understand why someone would waste their time on writing 400 offers they know they have no chance of coming to terms on. My time is my most valuable asset and I cant possibly waste it on fruitless activities.

I'm soundly in Russell and Jays camp on this.

In the last few years I've averaged 3 offers a year, bought them all with cash and closed as promised.

All were carefully chosen for the rehab to rent strategy that I'm doing.

I absolutely refuse  to waste my, or anyone else valuable time chasing all over creation looking for a short term gain.

I'm old, slow and methodical in my pursuit and fully expect to enjoy the fruits of this attitude for a long time.

@Russell Brazil  well I am a little more in the Russell camp I might write say 10 a year.

a few of them will be for 20 to 50 lot subidivions so pretty big deals then in the markets I am doing infill

in  maybe 5 to 10 a year. but I will say I buy virtually everything I am at.  Very rarely do we not buy what we bid on.

I guess its different philosophies.   we are not flippers of contracts we are value add and builders / developers so

I would think you have to qualify the intent out of the gate.. I understand the no money wholesaler approach that is simply not our approach we close on every thing we put into contract and that is 20 million plus a year.. ..

Well good question and it will vary per market and objective. Though using the last year

1) Wrote/bid for a property We had an interest in (18 With actual intent to win)

2) Won for a property We had an interest in (6)

So in reality I guess we are about 33%.

If I counted offers for others it's a whole different ball of wax.

@Michael Henry We generally don't write offered on listed properties. When we do target a property would guess we get about 1 out of 4

My wife and I have been moving slow and steady, so, about 1 to 2 offers a year. We have been able to find and buy very nice cash flowing properties over the last 3 years.

Good question Michael! I'm starting to put together my goals for 30 owned properties within 15 years and would also like know the ratio between how many offers to write to accepted offers. Also I'd like to find out daily/weekly rituals investors do as far as how many homes they analyze and offers they make in a week to achieve their goals. Trying to plan out a good game plan and try to stick to it!
