Working with an agent - good idea?

Hi everyone- I own a few rental properties in Portland Maine. I'm in the processing of adding to my portfolio and this time decided it wasn't worth it to me to work with a buyer's agent. As I check out properties and open houses, I keep hearing from other agents that I really should be working with an agent. I know the market well and work as a CPA full time so I have a good handle on cap rates etc. I really don't see any benefit in working with an agent given that I'm more then capable to set up showings, run cap models, etc. I'm questioning whether this is actually good advice (working with a buyers agent) or if those agents really are trying to drum up business and have their best interests in mind. Please advise. Mike

You know how many times an unrepresented buyer has purchased a property I've had for sale...zero times.  If I'm the listing agent and someone without an agent wants to see the property, I have zero incentive to waste my time since I know there is 100% chance they will not buy the property.
