Confused by counter offer

Hello peeps, kinda confused. I got a counter offer and it says buyer to accept condo "as-is" with no seller repairs. Does that mean if i sign this contract and the house falls apart tomorrow i would have to still purchase?

The owner is saying at the offer price they accept it but he's not fixing anything because he's already at the bottom. (Negotiation tactic.) You still have the right to back out during the inspection period if there are any repairs needed that don't agree with your financial goals and you can bring these up and sometimes to make the deal work the realtors may take a reduced cut or the owner may have a change of heart.
