Hi Everyone, I am going to try sending out direct mail to properties I think are in trouble based on the exterior of the home. My question is what information do I need to look up about this property before proceeding with writing them a letter?

I'm sure you have considered the obvious like as liens and such. I would just use caution in the letter's verbiage. The property could be in disarray for a plethora of reasons (financial hardship, divorce, death, just don't care about property etc.). A poorly written letter could easily offend them. Try to find the reason if possible and adjust the letter accordingly. Just a thought that you probably already knew.
