I live in Austin and love every bit of it.  It's really moving from a hippy, university and tech town that it was 20 years ago.  It's now a real metropolis and competes for residents of big cities.  Our rapid appreciation has made a great profit for many but because sales prices have risen faster then rents, it's challenging to find strong cash flow.  Aside, I suspect our appreciation will continue as we are still a fairly affordable city.
