Im looking to purchase my first home with my wife and 2 year old daughter . I was thinking something that needed basic cosmetic work and maybe some  light mechanical work to save money overall ,then moving in immediately. But as a first time home buyer or property buyer  ,with very minimal money down,I don't think lenders will go for that,or maybe I'm wrong. tips,insights or suggestions would be appreciated!
