Direct mail for 100+ unit multifamily properties

Anyone having any luck sending direct mail to 100+ unit apartment owners?

We're doing 60-70 properties per year on the residential side, but we're looking to acquire some off-market multifamily properties in Atlanta, but we're having trouble finding lists other than assessors data. Any help is appreciated!
