Love the hustle! You're off to an awesome start.
I'd recommend looking at your first 2-3 years in real estate as an apprenticeship. What worked well for me getting into real estate at 19 was working for another larger/well-established investor in acquisitions. Focus on learning the skills/habits that will make you successful before you go out on your own! It will shorten your learning curve.
Learn how to source and qualify what makes a good deal, the rest will come with time.

@Christian Hall Bay City can be a really tough market like Charlie and Dustin said. I grew up in Bay City and am flipping a house there now. The city has been losing jobs and people for many years and the city has done little to prevent it from deteriorating. Saying that, in the past few years there has been a lot of new development downtown and programs implemented to help spur new business.
If you do invest there, I would only invest in nicer A & B class areas. There are a lot of lower end houses that have been neglected and are run by slumlords that I would avoid. I would also avoid most commercial properties other than a small handful of large multi-units, due to long vacancies since there are so few jobs and new businesses.

Anyone having any luck sending direct mail to 100+ unit apartment owners?
We're doing 60-70 properties per year on the residential side, but we're looking to acquire some off-market multifamily properties in Atlanta, but we're having trouble finding lists other than assessors data. Any help is appreciated!
