Hi Everyone, 

I hear large buy & hold investors classify a rental property by a class (A,B,C,D) all the time. How do you determine what "class" a rental is?

@Yinan Q. I would start with your bank and when you reach out, let them know you are a customer of the bank and you are looking to buy properties at Sheriff sale or before they are on listed on the MLS. Once you work with your bank, leverage your track record to approach other banks.

Also, most states are required to publish a Notice of Foreclosure in a local legal newspaper for 4-5 consecutive weeks. If you go through your local legal times newspaper every week and see a bank you know if foreclosing on a property, specifically ask the status of that property.

@Brian Hall I would start with Linkedin. Search for Special Assets and connect with Special Assets Officers from Local, Community and Regional Banks. The larger national banks can be very difficult to deal with. 

Also, simply calling local credit unions works well too.
