Recently purchased first duplex, looking at options for next one

Hi all,

I recently bought my first duplex (turnkey) about 10 miles outside of Buffalo, and am looking for ways to continue to build my portfolio. I am considering a fix & flip, or another turnkey, but am looking for ways to purchase with little out-of-pocket capital. A few initial questions come to mind:

1) How long before I can refinance / pull equity out for another property

2) For foreclosed properties, are they always cash deals (ie: at auctions) or is there way to get lender financing (other than private lender)?

3) Is there any way to finance a down payment on top of a mortgage to avoid 25% down out of pocket?
