I recently purchased my first property near the Buffalo area through an LLC (received a commercial loan). I was wondering if I could purchase my next property as an owner-occupy and receive FHA benefits (ie: low down payment, etc), then transfer the property to my LLC after 1 year when I move out?

Hi all,

I recently bought my first duplex (turnkey) about 10 miles outside of Buffalo, and am looking for ways to continue to build my portfolio. I am considering a fix & flip, or another turnkey, but am looking for ways to purchase with little out-of-pocket capital. A few initial questions come to mind:

1) How long before I can refinance / pull equity out for another property

2) For foreclosed properties, are they always cash deals (ie: at auctions) or is there way to get lender financing (other than private lender)?

3) Is there any way to finance a down payment on top of a mortgage to avoid 25% down out of pocket?

Hi everyone,

I have been looking to invest in the buffalo / WNY area, and am interesting in attending some local real estate meetings or events. I am a North Tonawanda native, and would be willing to travel to any meetings or events within 30-40 minutes of this area. 

Hoping to find some recurring meetings to attend weekly/monthly as well, but would gladly attend any one-time meetings too.

Would be interested to attend meetings for flipping or buy-and-hold, as well as for multi-family or commercial properties.

My name is Christopher Wallak and I am from Buffalo, New York. I am new to the real estate community, as I am in the process of buying my first rental property. I currently work in banking as an AVP credit analyst, and have worked in banking for a little over 2 years.

I have been interested in real estate for quite some time, as I have done much research on this field throughout my undergraduate and graduate career in finance and accounting. My main goal in real estate is to establish a portfolio of residential (and potentially commercial) rental properties throughout the Western New York area, that I can eventually turn to for a full time career. I had the privilege of being introduced to bigger pockets from a colleague of mine who also works in banking, and is currently building a real estate portfolio of his own. 

I am very excited to begin this journey in the real estate environment, and look forward to networking with those in my area as well as those that have successfully built a real estate portfolio throughout the country. Please feel free to reach out to me any time if you have any suggestions or helpful tips as I begin investing.
