I am looking for my first deal, and a way to increase cash buying power.  The funds available is $50,ooo I would be borrowing from a 401k.  I would  like to know what price range I should  be looking at for rehab and flip. Please help with any suggestions.

I am a Realtor (and investor) in Richmond and have 3 or 4 under contract in Eastern Henrico for an investor client of mine who will flip them. They were all purchased between $40,000 and $65,000. Will have ARV's of $120,000 to $140,000.
