should I buy now or later?

I have a two part questions, I'm 20 years old and I would like to purchase my first house. Should I buy now in this market and if so should I put 20% down or 3.5% down?

No way to answer the first part. On the second part, if you're talking very low interest rates, if you are going to carry a note anyway you might as well keep as much money in your pocket as possible, so I would go with the lowest down payment possible.
