Looking to Flip my House

I am a licensed Realtor in my area and looking for my first flip. Other than looking on MLS which I don't think is the best place for a flip. Where do investors go to purchase? Courts, door knocking or word of mouth? I feel like if a house has to go to MLS it wasn't a good deal to begin with. Any help would be welcomed.

Getting into off market lead generation is an entirely different animal. If I was brand new and wanting to dip my toes... I would:

1) Set up an Investor Carrot site. Investor Carrot

2) Have @Jerry Puckett and their team get some mail going out for you. Yellow Letters

3) Skip trace and cold call your return to senders mailings. 

4) Meet with as many sellers as you possibly can. Make "soft passes" if you're too far off. 

5) Ask everyone you meet with how fast they need to sell and use that as an excuse for an additional follow up call. 

6) Send everyone you meet with a thank you card with a $5 gift card to Sbux. 

Ps: Make sure that your website is on your mailing pieces. Make sure your local brand has a Google my business, facebook, yelp, etc pages.
