Suggestions Needed - Baltimore Rowhouse Not Selling

Alright BP community - I wanted to get any local Baltimore folks opinions on my house that hasn't been selling. I previously had tenants in the house and tried selling it without much success. The tenants made showings difficult and I think the 24 hour notice required to show the place turned some people away before they even saw it.

I now have the tenants out of there, fixed the place up and got it listed a little over a month ago. I bought this at a bad time (late 2007) so I'm really just trying to get the place sold and will be taking a loss at this point. Any suggestions or thoughts on the price, pictures, etc. would be helpful.

It is over priced.

I dont see a picture of your backyard.

2 houses down sold for 155K is similar to yours. 6,7 houses sold for 185K look like has little better quality.

You guys even put it up for 199K which I would not do if you really want to sell.

If you are getting showings, and no offer then I would stage it.

If no showing then you wanna lower it significantly.

Good Luck
