Military Investor Moving to Frederick MD

Good Afternoon everyone,

I will be PCSing to MD this fall and I will be working at Camp David and the D.C. area. I am looking at the Frederick area because it is in between the two. I've been researching the market there for quite awhile and it seems to be growning. I found that multifamilies (which I am interested in investing in) are hard to come by in that area (although I have only been looking at online sources). Would I need to change my multifamily investing strategy when I move to single families or are the deals out there and I just can't find them?

I am also wanting to get in touch with realtors in the area that can help me find some deals. I currently own a 4 plex in Killeen TX that I house hack. I used my VA loan and I am interested in using the remainder of my VA loan when I move. I would like to find a property to house hack if that is possible.

Thank you for any advise you can give me.

Multifamilies are very rare in the entire region.  While it is possible to acquire one, you will need to be very aggressive as with low supply comes high demand.
