Some help with property analysis numbers in Houston

Hello BP community. I am new to BP and just starting the REI journey. I am building my investment analysis model to allow for quick and easy review of possible investments and need some guidance on some of the % values as inputs. It would be greatly appreciated if anyone who is currently invested in the Houston SFH market could advise a reasonable/average number for Insurance and routine maintenance (as a % of the rent). I have some general numbers but would appreciate some more accurate info to start running the numbers.
