How do I estimate rehab on this property?

I am looking at a BIG 4-plex that has been neglected for a while but is currently rented. Here are the numbers: * 3844 square feet, 2-story, 4-plex buIlt In 1882 * Rents for all 4 units total $2930/month * Landlord pays heat (gas boiler) and electrIc whIch Is $350/month total * Landlord pays water/sewer/trash whIch Is $170/month total * Taxes are $3k/year Needs: *ExterIor & InterIor paIntIng *Roof *FloorIng throughout *39 BIG wIndows *Most applIances are quIte old LIstIng PrIce: $199K (motIvated seller)

    What a great opportunity to learn stuff @Heather Schmidtknecht If you don't have any contractors on your team, start looking today.  Roofing contractors, painters and window people will offer budgetary quotes for free. Book some appointments right away. Be there and shadow the contractor, learn from them. Has the electrical system been upgraded? Are the water lines still cast iron? Listen to what they are learning about the building. Their quote will be high, because you haven't yet established a relationship, but you will. The age of the property is worth a hard look. Any upgrades may take money out of your pocket. Their bids will be a rough idea of your future spending. Then decide if the deal makes sense.

    When you talk with other investors in your area, ask for referrals.  Now you have more names to call.
