Utah Investing - Out of state

I am interested in the UT buy-and-hold type investing. Currently looking at townhomes or SFH in Bluffdale or Eagle Mountain area. Both neighborhoods have appreciated very nicely - any thoughts on getting in at this point? Thanks in advance
