Do I need a Wholesaler?

 Hello BP Fam...

So I have a property I purchased that I now want to sell. I could only get about 85% of the repairs done and don't have the money to complete the project and I really would like to be done with it. Unfortunately the main thing that needs attention is the roof. I know it wont pass inspection so I would need a cash buyer, right? Meaning it would be best to have a wholesalers help? I just don't know what to do.

Cash buyers buy off the MLS too. Why not list it with a Realtor and expose it to even more potential buyers?
