Financing a Rehab for Rental

I’m looking for advice on rehab financing. I own a single family home a purchaced with my own money, but now I need funds to do the rehab. I want to do a refinance type loan after rehab so I can purchase another property.  I currently reside in another home that I do have a mortgage, but own the property of subject outright. I have a little saved to get started, but I would like to be able to complete the project quickly and get a renter. Any suggestions?
