Question

Be interested to find out who is selling and why?

I am offloading some of my properties in Atlanta, my gut tells me we are close to peak

Will use these funds to continue growing capital, parking some funds in Detroit market

@Marisa Rowe we still have good areas for cashflow and appreciation, so I'm hoping to buy at least 2 more properties this year. Next year I'm hoping to get to 20 doors.

@Marisa Rowe I’m in that mindset. You can still find some deals but it’s very challenging in my market. Everything on the MLS that’s priced correctly goes in weeks. I plan on selling a house this year and rolling that money into a property in a better location with about 10% forced appreciation available. I’ve shifted to flipping and getting listings as a realtor.

We are mostly buy and sell right now anyway, because it's tough to find rentals at prices that makes sense. But we are also selling off some of our current rentals. Everything is for sale for the right price!

Although I'd agree we've peaked out for now, we still purchase rentals ever so often that still make sense. Even though the prices are high, it's also much easier to finance than any time in the last 10 years.

Yes. With rising interest rates and prices along with the new generation of buyers it will defiantly be harder to buy good rentals in the future. I see a lot of people getting scared out and never buying back in because they remember how good a deal they had in both price and interest rate.

@Marisa Rowe our market is going crazy. 20 buyers to every seller. Lots of growth coming from jobs over the next ten years so if there's a crash it won't be here. We are Northwest Renovations and we do business in Oregon, Washington and Idaho. Portland and Seattle markets are at their peak however. My gut tells me people are moving out of the bigger cities to more rural areas around here.

Vegas is also sellers market. (Prices up, rent up, population up, jobs up) I don’t think I’ve heard of a buyer’s market in years. Maybe rural/small town Midwest. (I spend some time in small towns on SD/MN border where prices just don’t change much and volume is tiny.)
