@Frank Boet in the Myrtle Beach area, Surfside Beach has the most regulations.  It’s a great place but can sometimes be difficult to get anything done.  Random lines for short/ long term rental zones.  Anything on the beach could be short term.  Beach front condos in our area will be more expensive but have the highest occupancy rate.  Make sure you are taking HOA and management fees in to consideration.  That can get pricey.

Will you be purchasing strictly for rental income or do you plan to use it?  Condo is nice if you want to enjoy it yourself.  My opinion would be to buy/ build a duplex or tri a few blocks from the beach.  There is no shortage of renters here looking to be close to the ocean.  My $.02

Caleb, my family and I plan to use the vacation property. I would love a beachfront property, but after adding the HOA's, wind mitigation insurance, taxes and the regulations, it may get difficult to cash flow especially since the Winter months are very slow along the coast. I have been considering buying a fourplex a few blocks behind the beachfront. Perhaps rent it short term or annually.
