Using commissions in the deal - real estate agents

Good afternoon guys, 

I am starting to invest in my own portfolio and looking to purchase some properties myself. I am real estate agent licensed in FL and VA, and I was curious to see if any of you have had the opportunity to use their commission towards the deal?

Also, I have a listing that would make great cash flow. Would you recommend doing a seller financed offer and how would commissions work in the deal?
