700,000 sales price. Property has 4 bedrooms and is about 80% rented throughout the year with 35,000 on recent bookings for 2020.

Good morning guys,

I got a deal in my hands for a short term rental that I am having trouble analyzing. It is a single family home that is already being rented as a vocational home. The owners sent me the numbers and it is grossing about 80,000 a year, with net income of about 63,000. For me the net income would be about 15-20,000 with a mortgage and all expenses. 

What do you think based on this numbers? and what should I take into consideration being a vocational/ short term rental

Hello everyone, I wanted to see what you guys think in regards of investing on airbnb properties. I have a client that is selling his investment house and it has been making around 75,000 for the past 2 years on gross income. They are selling for 765,000 and is a single family home in Aventura FL. 

I wanted to see what you guys think on this deal. Also would you guys recommend going with a partner?

Awesome! If you don't mind me asking, did you put the commission towards down payment or just part of closing costs?

Good afternoon guys, 

I am starting to invest in my own portfolio and looking to purchase some properties myself. I am real estate agent licensed in FL and VA, and I was curious to see if any of you have had the opportunity to use their commission towards the deal?

Also, I have a listing that would make great cash flow. Would you recommend doing a seller financed offer and how would commissions work in the deal?
