Investing in Elmira looking for multiple family

Why so many are selling multi family in Elmira ny??

Generally prices are low and rent is low, so it's a great market to start off in. Very accessible. The downside tends to be that a depressed economy has lead to many buildings that have deteriorated, and renters that don't expect much (which shows in how some of them treat the properties). Elmira College is there, but they require that all students under the age of 25 (and who don't have kids or live with their parents) live on campus, so there isn't a market for student housing. If you're handy, it can be a decent market with decent returns for the price.
