Property Values in GA

Can some familiar with the GA market explain to me whats driving values down so low in GA. I am looking at some properties in Covington GA in particular. GA seems worst hit than many states. I did not think GA had a huge run up in values like say FL, CA. Really nice houses seem to be selling for 35 to 45 K.

Georgia (Atlanta metro in particular) is made up of dozens of different sub-markets, so it's difficult to generalize. That said, ATL was severely overbuilt during the boom, and that combined with the ridiculously high foreclosure rate, have driven inventory up and prices down.

It's not tough to find cash-flowing properties, and in some areas, it's pretty easy to find good rehab deals as well.
