I think in one of Brandons youtube videos he talks about his Heloc's being shutdown during the crash for no reason. That may be something to think about.

Two things. I just took the RE test here in VA and one of the questions asked. If a Sellers agent had to bring all offers to the Seller. A. was yes but the answer was C. yes unless seller has stipulated that he/she did not want to hear any offers under X#. Second I have bought more than one property with crazy low offers " 50% of asking" you never know the sellers situation and cash is king.
