Quiet Title Action Help!

Hello BP family!

I was hoping to get some assistance with progressing my first tax deed deal! A few details about the deal are as follows

  • -the property I currently have the deed on is a lot in Morrow, GA
  • -purchased in September 2018
  • -The lot once had a home on it
  • -I plan to build on this lot
  • -Currently seeking an attorney to assist with quiet Title

My concerns now are partnering with an attorney to get the Quit Title Process done. Does anyone know a reliable attorney servicing Clayton County, GA? Is there a rule of thumb to follow on determining the total cost of the process? On average how long does this process take?

From my research it’s tough to pinpoint how long the quiet Title process may take, Ive been told 3-10 months, but I’m extremely concerned about the cost of the process. I don’t want a situation where I pay a retainer then slapped with a ton of fees at the end of the process. This will be my first time employing an attorney, so I would like find out how everyone communicates with their attorney & stay on top of expenses accrued.

I know this is a mouth full, but I hope you all can help! Thanks in advance!

-Genus

$100k cash is my number too..... actual value is probably twice that and seriously considering closing and THEN worrying about quiet title.

Tell me I’m crazy?

Looks like the only cloud is that it’s a tax deed. Sold at a tax sale in 2013 then flipped from that buyer to current seller in 2014.

for me I would not personally risk it..  for those that buy little cheapy houses you know 10 to 25k and rent them.. I would risk that no problem.  but thats me..
