Credit concessions $4K and termite treatment

Hello Everyone 

I'm selling the home for $180K to Conventional buyer no closing credit. It is Listed for $189K. I had FHA buyer was offering full listed price but $5K closing credit but I accepted $4K lower offer because of conventional buyer's mortgage amount was $170K. FHA buyer's mortgage amount was listed price $189K and I did not want an issues with the Appraisal value.

Back to the Conventional buyer credit issue. Now the buyer is asking for $4K concession and termite treatment because one time the property had the termite treatment but there is no termite now  and I sent him the report from my termite company. Buyers is saying do the treatment or show the the receipt that termite treatment was done in the last 5 years. 

Appraisal is done and I asked the buyer about the appraiser value and report. He said he is waiting for appraiser report!.

I’m believe home is worth more than $190K but I’m 100 % sure it worth at least $180K the purchase price.

I had a buyer in June and they backed out after the home inspections due to Fuse box and electrical issues which have been take care of it. Home has been on the market more than 5 months and RE taxes and holding cost is hurting my profit.

I’m thinking to offer max $1K or will get the termite inspection certificate for the closing it’s required in NJ.

@Sai T. I would counter at 1500 credit and see what happens. Depends how badly you want to sell.
