Commercial Property in Ohio

I am a second year university student located in Toronto who has a passion for real estate. Right now I am working for my friends dads business and after a conversation with him he told me he is interested in purchasing commercial real estate across the border in Ohio due to cheaper prices and has around $500,000 - $5,000,000 to spend. 

He wants me to find him a good deal and I was just wondering what is the best way to do this, should I be contacting agents in the area,etc.

Any form of help would be greatly appreciated.

@Blaze Pavars You should pick up the phone and start calling property owners. That is what I do in Columbus, Ohio.
