Hello, has anyone looked into this unit yet ? I know there aren't many fellow investors from Ontario Canada on here, but i did inquire about Bowmanville Ontario earlier and the response was amazing !
I ran the ROI, cash flow is positive upon buy, the builder is guaranteeing 1 year of rent as well @ 985$/M.
It's a small studio apt, 500 SQ FT, entire building is just studio apartments with shared areas, next to UOIT and Durham College.
Would appreciate anyone elses insight on this as I am in the phase of having read all the books, but haven't made my first actual buy yet.

The rent guarantee is something many are doing now. Some even offer 2 to 5 years. Check to make sure you can get financing on a 500sqft place. Some lenders will not because it is too small. Is the building already built?
