HI! First time posting. Im closing on a triplex with a FHA and I wanted to know can I house hack the next property to get it with a lower down payment.

You can do 10 in your name and 10 in your spouses name so potentially 20. If you have a partner who is married as well then you are looking at 40

@A.P. King, yes, absolutely. You can only hold one FHA mortgage at a time, though. You also need to live in the triplex for at least a year, assuming no extenuating circumstances. For the next one you can either use a conventional low-down payment mortgage or refi out of the FHA and do that again. I recommend doing the conventional, if at all possible. There's less paperwork and you don't have to refi to get out from under PMI. To put a finer point on what @Kody Thompson mentioned: The 10 mortgage thing isn't really a rule. Fannie/Freddie will only buy 10 mortgages from one borrower, so you're limited to that many "conforming" mortgages. If you use a portfolio lender, or one that sells their notes to private Mortgage Backed Securities (MBS), there's no such broad restriction on portfolio lenders. They have their own underwriting guidelines, so if your deals are good, credit is strong, DTI stays reasonable, there's nothing stopping them from writing as many mortgages as they want for one customer.

House hacking is one of my favorite ways to get started in real estate investing. It is a method to live for free or almost for free by making a small multi-unit rental property your principal residence. In this way, your tenants basically help pay for your housing expenses.
