I think this is a great idea. Id look for bigger upside when it comes to the cashout refi though so you can keep as much of your own money out of the deal. That is not to say you do not want reserves for each property because you certainly would but i would also look at being very methodical in picking an appreciating market for your method since long term appreciation would be the key.

Im not familiar with Allentown but try calling a local property manager or using rentometer.

Thats exactly how I do it as well. I also add another $5 per mo to each major expense reserve to account for inflation, project going sideways etc.
Another option is to lower your capex rate and accelerate the hold period on your rental, say you hold for 5-8 instead of 10-15 years then you still leave the home in good shape to the new owner and now you can 1031 into new larger properties.

JV with a partner who has more capital or look for a seller financing option. Also if you are open do moving maybe make your current residence a rental and househack another duplex/tri under a fha loan

Havent heard of either of them but IMO take that capital you were going to spend on training, go work for someone who is doing exactly what you are doing for free and then invest that money into a project later down the line.

Personally I like to do 2 free nights and then $35 for those who overstay that amount per month.
