Anytime is a good time when a property Cash Flows. You try and time the market the best you can but you will always be a safe bet as long as it cashflows.

Thats normal. When I invest I dont want my name on the house. Simply remedy is to set up a Wyoming LLC which will own an LLC in the state of the property that way both of your names wont be on the house.

Doesnt have to be multifamily. If you can live in the basement and rent out the top floor until you have enough money to do that again and again and again. Millionaire in no time with that strategy.

Everywhere I am not haha Just kidding I really like Jacksonville and Orlando, you have to be very careful when picking locations within those cities though, especially JAX.

If you dont already own your own home I would look at doing a house hacking situation as this will give you the hands on experience you need to go out and do more and more deals.

Utah is getting pretty expensive right now. If you are looking for appreciation then Vinyard, Saratoga Springs and Payson are your best bets. If you are just looking for cashflow then areas like Magna, Rose Park, Glendale and westvalley might be better options for you.
