Agree with you there on the difficult tenet part. Trust me I do. They dont shut down a country over auto accidents and in my opinion its not the governments responsibility to tell us what to do or enforce unconstitutional laws but if you want to follow them go ahead.

Nothing will stop the spread, but face masks reduce the distance and amount of spread. The only reason the government told people early on that masks don't help was to preserve supply for health care workers. Evidence now shows this is completely spread through air spray and not on surfaces.
More importantly, the tenant requested this and it is reasonable. I would 100% respect the tenants request. Having a medical debate with a tenant about the effectiveness of masks is a waste of time. They could just refuse showings all together and nothing could be done legally. Honestly even having the debate here on BP is a waste. Trying to argue that doctors are wearing masks for no reason is silly at best.
As far as Dr. Fauci...

I get where you are coming from. I really do but wearing a mask to stop the spread of a disease that you have a 99.982% chance of surviving is a bit much.

Dont get me wrong I dont think all of them are lazy but come on now. Looking at potential properties on the MLS, Zillow, Redfin with incomplete details about the property, no photos, no square footage listed but GREAT INVESTOR OPPORTUNITY!!!! in all caps. So you call, they are rude and then say what do you want to know about the property, well since nothing is listed; everything!
Ive met some dang good agents and have two amazing ones on my team, it seems like commission isnt motivating people enough these days, How do my fellow Bigger Pocket users distinguish the great agents from the ones who have no motivation and lack the skill it takes when looking at properties in out of state markets.

Some may be as some may like to be hands on. But if your goal is to do 5-10-15 flips at a time there is no way you can do that as a contractor working on each job.
You will definitely want to get the skills so you can manage the projects however I do not think you need to be a contractor to be successful if the deals and numbers are right.

The first thing you need to do is understand every aspect of your market. That way you know exactly what a good deal is when it comes along.
This will help you filter out all of the noise and let you focus on what investors are actually looking for.

Start out by house hacking. Live in one room, rent out the others. This will give you the experience you need to go out and do more deals.
