Buy in same subdivision?

I am a learner in this group. I don't know exactly what I am doing, but I have 4 SFH and would like to get a 5th. I have purchased in this subdivision before, but just don't know if it is worth purchasing another rental home in the same subdivision. The home that we have now in that subdivision has been full for 3 years and the turnover is nothing at this point considering the people that moved in were ready when we closed on the home. I used the BP calculator, but just wanted to get opinions about buying in the same subdivision (presuming we get a good deal).

@Katie Lea I wouldn't say you're a learner if you already have 4 properties and aiming for a 5th! If you're cash-flowing on with the other properties obviously you're doing something right. Buying again in the same area sounds like a great idea. I do agree with @Jacob Sampson comment. It's smart to mix up the locations if you can to diversify the assets.
