I have always gone SLOW at investing. So far I have 4 SFH's which is nice but now I'm really ready to go big. I have read Michael Blanks Financial Freedom and we just took out a LoC on our LLC but I am trying to find someone that will coach me through my first start to apartment complex purchasing. Is there anyone that would be recommended for out of state opportunities. I also have no clue how much a coach would expect. I saw that some coaches make a lot of money, but I don't want to spend my entire LoC on a coach. How do you know if they are good? Track record? Any help would be greatly appreciated.

@Nick Dunin - my brother-in-law was in the Airforce and worked at Barksdale.  There is apparently very little problem getting the monthly rental income, because there is a way that you can garnish it from their wages if they don't pay.  Very interesting concept.

I have interest in Shreveport as well.  I have a few in Zachary, LA (north of BR), but with the air base being close to Shreveport, I would love to get a multifamily property that is in good shape and rent to military.  Would love to hear if there are things out there at a good cap rate and would fit in my investment portfolio.

@Justin England. I took a little “hiatus” from real estate but I’m now exactly where I need to be. I am looking for small apartments in nice areas of town (or surrounding areas). How do you get into finding these? I just got a good line of credit from my other houses and really want to partner and work on something

My husband I are considering a lease to own agreement instead of just renting the SFR for another year. I am trying to find out the concerns or liabilities that the owner has with this. Any help would be greatly appreciated

I am a learner in this group. I don't know exactly what I am doing, but I have 4 SFH and would like to get a 5th. I have purchased in this subdivision before, but just don't know if it is worth purchasing another rental home in the same subdivision. The home that we have now in that subdivision has been full for 3 years and the turnover is nothing at this point considering the people that moved in were ready when we closed on the home. I used the BP calculator, but just wanted to get opinions about buying in the same subdivision (presuming we get a good deal).

thanks @Brandon Johnson!  We have to get the tenant out, but as soon as he is out (April 15th) we're going to really get it going.  Do you know a professional photographer and how much do they cost?

My husband and I are putting a house on the market in Zachary, LA. It was a great house for us, and Zachary is booming because we have the best schools in the state. But the house is showing its wear and my husband and I are not flippers. That means we need to get out of it before it gets worse...what are the things that need to be done prior to selling. Paint? Floors were done about 5 years ago. All laminate so shouldn’t have that much ware. What else do you guys suggest doing to make it attractive to buyers?
